These terms explain how Sentinel Home Advisors LLC provides homeowner advisory, exterior property documentation, membership, billing, scheduling, and report-related services.

These Terms of Service are intended to clearly explain Sentinel Home Advisors LLC’s service process, payment expectations, membership structure, and customer responsibilities. These terms may be supplemented by a signed service agreement, invoice, estimate, or written scope of work.

1. Overview

These Terms of Service govern the use of services provided by Sentinel Home Advisors LLC (“Sentinel Home Advisors,” “we,” “our,” or “us”). By requesting services, scheduling an appointment, purchasing a membership, paying an invoice, or using our website, you agree to these Terms.

Sentinel Home Advisors LLC serves homeowners in the Denver metro area and provides homeowner advisory, property documentation, storm-related assessment support, contractor estimate review, and related services.

2. Nature of Services

Sentinel Home Advisors provides homeowner-focused advisory and documentation services. Our work is designed to help homeowners better understand, document, and organize visible property condition information before, during, or after exterior home projects, storm events, contractor estimates, or maintenance concerns.

Services may include visible documentation of roofing, siding, gutters, downspouts, exterior conditions, and attic-accessible observations where applicable.

Sentinel Home Advisors does not provide engineering services, legal advice, insurance adjusting, appraisal services, code compliance certification, or contractor workmanship guarantees.

3. Sentinel Condition Reports

A Sentinel Condition Report is a property documentation report based on visible and reasonably accessible conditions observed during the scheduled visit.

Reports are intended to help homeowners maintain a clearer record of property condition. Reports are not warranties, guarantees, insurance claim determinations, engineering evaluations, or substitutes for specialized inspections by licensed professionals where required.

Report delivery is generally completed within 3 business days after the visit and after the final balance is paid, unless otherwise stated in writing.

4. Customer Responsibilities

Customers are responsible for providing accurate contact information, billing information, service address information, access instructions, and any known safety concerns.

  • Customers must have legal authority to request services at the property.
  • Customers must provide safe and reasonable access to areas included in the service scope.
  • Customers must disclose access restrictions, pets, locked gates, roof access concerns, or unsafe conditions.
  • Customers remain responsible for final decisions involving contractors, repairs, claims, maintenance, and property improvements.

5. Payments

All fees are quoted and approved before service begins. Payments may be processed through Stripe or another approved payment method.

For one-time services, Sentinel Home Advisors may require a 50% deposit to schedule the appointment. The remaining balance is due before report delivery or completion of the agreed service.

Customers are responsible for ensuring that payment information is accurate, current, and authorized.

6. Memberships

Sentinel Home Advisors may offer monthly and annual memberships, including Essential, Plus, and Elite tiers. Membership benefits vary by plan and may include annual documentation visits, storm-related assessments, estimate reviews, advisory support, priority scheduling, discounts, or other stated benefits.

Membership benefits are subject to service area limitations, scheduling availability, customer account standing, and the terms stated at the time of purchase.

Sentinel Plus and Sentinel Elite members may be eligible for a $100 credit toward the initial Sentinel Condition Report when applicable membership requirements are met, including any required minimum membership period.

7. Cancellations and Rescheduling

Customers should notify Sentinel Home Advisors as soon as possible if an appointment needs to be cancelled or rescheduled.

A $100 cancellation or administrative fee may apply when a scheduled service is cancelled, access is unavailable, or cancellation terms apply under the customer’s service agreement, membership terms, or invoice terms.

Deposits may be non-refundable if time, scheduling capacity, administrative work, or preparation has already been committed.

8. Limitations and Third-Party Services

Sentinel Home Advisors may review contractor estimates, provide documentation, or help homeowners understand available options. We do not guarantee contractor pricing, contractor performance, insurance coverage, claim outcomes, repair approvals, or third-party decisions.

Customers remain responsible for selecting contractors, approving work, signing contractor agreements, and making final decisions regarding repairs, claims, or property improvements.

Sentinel Home Advisors may use third-party providers such as Stripe, Webflow, Google Workspace, scheduling tools, email systems, or other service providers to operate the business.

9. Website Use

The information on this website is provided for general informational and marketing purposes. Website content does not create a professional, advisory, contractual, or service relationship unless a service is requested, accepted, and paid for.

You agree not to misuse the website, submit false information, interfere with website operation, or attempt unauthorized access to systems, forms, payment pages, or data.

10. Updates to These Terms

Sentinel Home Advisors may update these Terms from time to time. Updates will be posted on this page with a revised “Last updated” date.

Continued use of the website or services after updates are posted means you accept the updated Terms.
